I want to keep it really simple, I'll give you some cash to invest, you invest it, and then give me back a good return in a few years! How do I know my cash is secure?? ?
Its always difficult knowing if your investment is 100% secure, if nothing else, the turmoil of the banking sector recently, the bankruptcy and closing of previously revered banking institutions proves that security does not necessarily come with size. Furthermore, when banks lend out far more than they have on deposit, problems are bound to arise. We view security as a one-on-one scenario, we do not believe in group schemes. You have a contract with Green Planet and vice versa. It is Green Planet that therefore needs to satisfy you of the legalities, security and future profit stream in terms of your investment.
So... here's your security;
For every penny you invest into your plot, you will receive clear title deed to a fixed, denoted, described and contracted plot of land, clearly stating the GPS (Global Positioning System) Co-ordinates of the plot of land you have purchased. Your ownership is held by way of a Trust Certificate issued simultaneously with your Indemnity Guarantee confirming that Title and Trust have performed a due diligence investigation on the entire development on the entire development and your particular plot, and that they have found it to be unencumbered, free of lien or debt and owned by Green Planet.
Unless a Developer can show you, where your plot is, what is the plot number, what are the GPS co-ordinates of your actual plot, walk away. It normally means a) they don't have their planning permission or b) they are trying to raise money for the development... "your money"; this can be particularly disturbing because it normally means the banks have turned them down already.
They will also confirm at what stage various planning permissions have been granted and that they are holding the relevant planning certificates. For ease of reference and to accommodate the many different types of planning regulations found around the world, we refer to only three stages of planning permission;
1. Outline Planning Permission;
1. Land involved has been zoned as residential or commercial or industrial development land, as the case may be.
2. Individual and Scheme Building guidelines have been imposed in terms of height and/or boundaries and/or perimeter building allowances.
3. That land is NOT in a protected or environmentally sensitive area and is therefore prohibited from development.
4. The zoning certificate and/or usage and/or occupation certificate has been issued by the local authority.
1. Detailed Planning Permission;
1. The Developers have adopted a site development plan, showing vehicular infrastructure, common areas and preservation areas.
2. The Site Development Plan shows individual plot numbers, is drawn to scale, and is overlayed upon a topographic or cadastral map.
3. Dependant upon country an Environmental Impact Assessment or exclusion from such due to prior zoning has been issued
4. The Site Development Plan has been passed by the local authority and a building permit, and/or occupation license has been issued.
1. Detailed Architectural Drawings.
1. In some locations these will form part of the Detailed Planning Permission. Some local authorities require sight and passing of the exact detailed architectural drawings in terms of the projects adhesion to local building regulations.
